Property Commercial Manager

Position Overview
We are seeking a highly strategic and commercially driven realtor professional to lead complex commercial negotiations, optimize portfolio occupancy performance, and execute high-impact transactions across an institutional-grade real estate platform.
This individual will combine strong market intelligence, financial acumen, negotiation expertise, and sophisticated stakeholder management to proactively structure and execute transactions that maximize long-term portfolio value.
The ideal candidate brings strong independent judgment, the ability to navigate ambiguity, and a proactive approach to identifying opportunities and mitigating portfolio risk before they become urgent business issues.
Key Responsibilities
Commercial Strategy & Deal Structuring
- Lead end-to-end negotiation and execution of commercial transactions including renewals, expansions, relocations, restructures, and new occupancy agreements.
- Analyze tenant needs, operational constraints, and decision-making dynamics to structure commercially attractive and executable solutions.
- Prepare transaction strategies, financial rationale, negotiation parameters, and risk considerations prior to executive review.
- Structure and negotiate complex commercial terms including escalations, concessions, guarantees, expansion rights, renewal options, and occupancy commitments.
- Ensure all approved commercial terms are executed accurately and in alignment with internal approvals.
Portfolio & Pipeline Management
- Maintain proactive visibility over a 6–12 month commercial pipeline including renewals, expirations, vacancy risks, and market opportunities.
- Anticipate portfolio risks and identify opportunities before they become urgent operational issues.
- Provide structured and actionable portfolio updates including status, risks, recommendations, and required executive decisions.
- Support occupancy and revenue optimization initiatives aligned with broader portfolio objectives.
Market Intelligence & Financial Analysis
- Monitor market dynamics, competitive pipeline, absorption trends, tenant movement, and pricing benchmarks to support strategic decision-making.
- Evaluate the financial impact of transactions on NOI, occupancy performance, and long-term asset value.
- Conduct tenant credit analysis and identify potential operational or financial risk indicators prior to execution.
- Translate market and financial insights into commercially actionable recommendations.
Stakeholder Management
- Build credibility and trusted relationships with tenants, brokers, advisors, and internal stakeholders.
- Understand counterpart incentives and internal approval dynamics to improve transaction certainty and negotiation outcomes.
- Communicate recommendations clearly, concisely, and strategically to executive leadership.
- Operate with strong judgment regarding escalation points and decision-making boundaries.
Required Experience
- 8–10+ years of experience in commercial real estate, asset management, portfolio management, tenant representation, or commercial transactions.
- Strong exposure to institutional or investment-grade real estate environments.
- Proven track record negotiating and executing complex commercial agreements.
- Experience managing sophisticated tenant relationships and multi-stakeholder negotiations.
- Strong understanding of commercial real estate financial drivers and portfolio economics.
